Okemos sits on a mix of older plumbing and newer builds, and our crew has pulled water out of both, which is why the truck that shows up already has the right extraction head for your situation.

Aqua Guard Water Damage didn't parachute into Okemos with a rented truck and a stock script. Our technicians have worked this market long enough to know which neighborhoods sit low, which ones have older cast-iron plumbing, and which zip codes call in during every heavy storm.
Our Okemos dispatch desk is staffed around the clock by people, not an automated queue, which matters most at exactly the hour you're calling.
Ongoing training matters more to us than a certificate on the wall — drying standards and equipment change, and our crews train against the current standard, not the one from five years ago.
Water damage rarely starts as a dramatic flood — it usually starts small, and these are the signs worth acting on before the damage spreads further.
A ring that reappears within weeks of a fresh coat of paint means the moisture source is still active, and it's usually a plumbing line, not a roof issue, especially near bathrooms.
A musty note that wasn't there a season ago usually means microbial growth has started somewhere behind a wall or under flooring, well before you can see anything.
A hollow sound from tile that used to sound solid usually means the mortar bed lost adhesion from sustained moisture underneath.
The sound of running water when every fixture in the house is off is one of the more reliable early warnings of a hidden leak.
Bubbling near a window frame frequently traces back to a failed seal letting water in gradually.
Mold that returns after a bleach cleaning is a sign the moisture source behind it was never actually addressed.
If more than one of these sounds familiar, it's worth a professional moisture check sooner rather than later.
Treating Flood Damage Cleanup as a single continuous job, rather than a series of handoffs, is what keeps timelines shorter and documentation consistent.
The equipment on our trucks scales up or down to the job, but the process — assess, extract, dry, verify, repair — doesn't change.
The first hour after a water loss decides how much of the structure is salvageable, which is why extraction is always the first truck-mount job, not an afterthought behind paperwork.
Air movers and dehumidifiers get placed according to psychrometric readings taken at assessment, not a default layout used on every job regardless of conditions.
Materials that had direct contact with contaminated water almost always come out rather than get dried in place — that's a safety call, not a cost-cutting one.
If mold has already started, containment with negative air pressure goes up before any demolition begins, so spores don't travel to unaffected rooms.
Reconstruction starts from the actual drying documentation, not a fresh guess, which keeps the repair scope accurate.
We inventory and relocate contents that need to leave the affected area, then coordinate their return once the space is verified dry.
Four steps, no guesswork — here's exactly what happens between your call and a verified-dry structure.
Dispatch gathers just enough detail to load the right equipment before the truck leaves the lot.
Moisture meters and thermal cameras trace exactly how far water has traveled, including inside walls and under flooring where it's invisible to the eye.
Standing water comes out first with commercial extraction equipment, then air movers and dehumidifiers go to work based on the readings just taken.
Moisture readings confirm the structure meets a safe drying standard before we hand over documentation and move into reconstruction.
We built the checklist below around the actual complaints people have about restoration companies in general, then made sure Aqua Guard Water Damage doesn't repeat them.
Licensing and insurance aren't paperwork we keep in a drawer; they're what let us stand behind the work if something doesn't go as planned.
A nearby crew isn't a slogan — it's the gap between drying equipment running in an hour versus half a day.
The number we quote is the number you pay, regardless of how long the drying cycle runs.
Every job closes with a documented re-inspection, not a handshake and an invoice.
If our readings don't hit a safe drying standard on schedule, equipment stays running at our cost until they do — that's the bar we hold ourselves to.
The standard doesn't change based on job size — a single bathroom flood gets the same sign-off criteria as a full commercial loss.

"Our water heater gave out overnight and by the time I found the pool of water it had already crept under the cabinets. The crew here in Okemos had it extracted and drying equipment running before I finished my coffee."
Renee A., Okemos"They found mold starting behind our baseboards before it spread and handled containment properly instead of painting over it like a previous company tried."
Owen D., Okemos"They didn't cut corners on the sanitization step even though it clearly slowed them down — with two kids in the house, that mattered to us."
Fatima J., Okemos"The reconstruction crew matched our original flooring almost exactly after the repair — you'd never guess there was ever a leak."
Lucas P., Okemos"The thermal scan caught damage behind a cabinet that could have turned into a much bigger mold problem if it went unnoticed."
Grace T., Okemos"They sectioned off the wet area instead of shutting down the whole office during drying, which kept us operating almost normally."
Nathaniel W., Okemos"A cracked supply line under our kitchen sink went unnoticed for days, and by the time we called, the subfloor was saturated. They only replaced what actually tested wet, not the whole floor."
Bianca H., Okemos"They explained the crawl space drainage issue in plain terms instead of technical jargon, and fixed it on the spot rather than scheduling a separate trip."
Derek S., Okemos"Our upstairs bathroom leaked into the kitchen ceiling below and the crew traced it back to a failed wax ring on the toilet, not just patched the visible ceiling stain."
Melissa C., Okemos"A dishwasher supply line failed while we were on vacation and came home to a soaked kitchen floor. They handled the extraction, drying, and coordination with our property manager without us having to fly back early."
Victor N., Okemos
